I have heard of agents complaining about how it took them weeks and sometimes months to find their clients the perfect home. In this fast paced world, every minute counts and that is why it’s essential to ask your clients the right questions before you take them to see homes. Asking them the right questions will help you get clarity as an agent who is showing them the properties. Here are 3 essential questions to ask your real estate clients:
1. What do you desire?
There is a very fine line between what a person wants and what a person desires. Ask your clients to make a list of things they determine to be a necessity for them such as the number of rooms or bathrooms, size of the lot etc. and another wish list of things if present in the property shown might add some brownie points. This exercise not only helps you find your clients the right property, it helps your clients set realistic expectations.
2. Realistic budget
Whether you are working with first-time buyers or seasoned investors, it’s important to talk about the REAL budget before going ahead with any property viewings. Talk to them about all the expenses that add up along with the mortgage. Suggest they talk to their CPA before signing anything. It’s also important to state all the monthly/yearly expenses the property might cost such as monthly maintenance.
3. What kind of investment is it?
Are your clients looking for short term investment? Stay for a couple of years and sell? Or are they looking for there forever home? These questions will help you understand how much work; money or effort, your clients are ready to put into this property.
