When sellers are looking for a listing agent, they are likely to choose someone who stands out from their competitors. They want to choose the one who has created ways to show their value, and who has maximized the resources available to them. These are the two most important questions you should ask yourself: Have you created this value for yourself? And can you show that value to all of your potential clients?
- You must have Integrity by having the seller’s best interest at heart.
- Answer the seller’s questions with Honesty. You need to tell them the truth, not just what they want to hear, and admit when you don’t know the answer to something.
- Use effective Communication Skills and follow through with your promises in a timely manner.
- Negotiating on your sellers’ behalf, without emotion, can make a deal come together or stay together. You use your Negotiation Skills when determining your commission. You also need to use these when negotiating with their proceeds.
- Using effective Problem Solving skills to deal with the magnitude of problems that can arise in a transaction will work to you and your seller’s benefit. Think outside the box.
- Unleash the Marketing Expertise you have acquired. Advertise the home where the buyers are looking. Acquire the resources to advertise on the internet. Network with other professionals in your market place.
- Having good contractual knowledge will benefit your seller. Understanding Contracts is important to keep them out of legal trouble. Know the property you are selling, and disclose all of these facts.
- Having Resources and Affiliates can aid in the transition for your seller. Have the contact information for approved plumbers, pest control, roofers, haulers, lawyers etc. They will appreciate how easy you have made it for them.
- Have a Team that Support you. There will be times where you are busy and you will need them to represent you correctly. Submersing yourself in a company with good management and ethical businesses practices will benefit both you, and your client.
- Above all else, be the best you can be, and don’t sell you or your brand short.
